1. Booking and Payment
All bookings made via https://servicedapartments.lk are subject to availability and acceptance.
Full or partial payment may be required at the time of booking, depending on the property's cancellation policy.
Guests must provide accurate information when booking and ensure that payments are made through secure and accepted channels.
2. Check-In, Check-Out & Guest Responsibilities
Check-in and check-out times vary by property and will be communicated in your booking confirmation.
Guests are responsible for maintaining the condition of the property during their stay and may be charged for any damage, loss, or additional cleaning required.
Guests must comply with property-specific house rules and any local regulations.
3. Cancellations and Refunds
Cancellation policies are set by each host and vary by listing. Guests must review and accept the cancellation policy before confirming a booking.
Refunds, if applicable, will be processed based on the agreed terms and may be subject to administrative fees.
4. Liability
Serviced Apartments LK acts as a booking facilitator and is not the direct provider of accommodation. We are not liable for issues arising from the property itself, including but not limited to maintenance, hygiene, or disputes with the host.
In the event of a dispute or emergency, we may assist but are not liable for losses incurred.
5. Conduct and Misuse
Guests must not engage in illegal activity, cause disturbances, or breach house rules. Violations may lead to cancellation of the booking without refund.
6. Direct Contracts with Hosts
Hosts may request guests to sign a separate contract directly with them, outlining specific terms and conditions. It is the guest’s responsibility to review and accept such contracts, which will be in addition to the terms provided by Serviced Apartments LK.
